FREQUENTLY ASKED ROOFING QUESTIONS

How can a home owner recognize when a roof system has problems?

All too often, roof system problems are discovered after leaking or other serious damage occurs. Periodic (twice-a-year) inspections often can uncover cracked, warped or missing shingles; loose seams and deteriorated flashings; excessive surface granules accumulating in the gutters or downspouts; and other visible signs of roof system problems. Indoors, look for cracked paint, discolored plasterboard and peeling wallpaper as signs of damaged roof areas.

What are my options if I decide to have a roof replacement?

You have two basic options: You can choose a complete replacement of the roof system, involving a tear off of your existing roof system, or re-cover the existing roof system, involving only the installation of a new roof system. If you've already had one re-cover installed on your original roof system, check with Preman Roofing.  In many instances, building code requirements allow no more than one roof system re-cover before a complete replacement is necessary.  We can answer your questions and assist you with choosing your new roof system.

My roof leaks. Do I need to have it replaced completely?

Not necessarily. Leaks can result from flashings that have come loose or a section of the roof system being damaged. A complete roof system failure, however, generally is irreversible and can be the result of improper installation or choice of materials or the roof system installation is inappropriate for the home or building.

Can I do the work myself?

Most work should not be done yourself. Professional roofing contractors are trained to safely and efficiently repair or replace roof systems. You can damage your roof system by using improper roofing techniques and severely injure yourself by falling off or through the roof.  Preman Roofing has highly trained roof installation specialists and safety is a top priority to our company and our clients.

Maintenance performed by home and building owners should be confined to inspecting roof systems during the fall and spring to check for cracked or curling shingles and cleaning gutters filled with dead leaves and other debris. If you must inspect your roof system yourself, use a firmly braced or tied-off ladder equipped with rubber safety feet. Wear rubber-soled shoes and stay on the ladder (and off the roof system), if possible.  Preman Roofing offers an inspection service if you are uncomfortable or unable to inspect your roof.

How long can I expect my roof system to last?

Most new roof systems are designed to provide useful service for about 20 years. Some roof system types, such as slate, clay tile and certain metal (e.g., copper) systems, can last longer.

Actual roof system life span is determined by a number of factors, including local climatic and environmental conditions, proper building and roof system design, material quality and suitability, proper application and adequate roof maintenance.

Roofing product manufacturers offer a variety of warranties on their products.  Ask about the warranties that come with the materials used by Preman Roofing to see what responsibilities and financial obligations manufacturers will assume if their products fail to reach their expected lives.

What will a new roof replacement cost?

The price of a new roof replacement varies widely, depending on such things as the materials selected, the quality of the contractor doing the work, the type of home or building, location of the home or building, and the time of year. For each roofing material, there are different grades and corresponding prices. There also are a variety of styles and shapes. Do you have references?

How long have you been in business?

Preman Roofing started in 1999.  During this time, we have serviced many homes and commercial buildings throughout the San Diego and Southern California area.  Initially started by Aaron Preman, Preman Roofing is run with many members of the Preman family and we have staff members that have been with us for many years.

Do you give free roof audits?

Absolutely!  Simply call to schedule yours.  You'll receive an honest assessment of your roof with expert recommendations on what you need to do to maintain, repair or replace it if needed.

When do I need to pay?

For our residential clients, once we initiate work for a roof replacement, a 50% deposit is needed after we have done the tear off of your old roof.  Upon completion of your new roof installation, the balance of the cost is due.

 Commercial roof replacements need at least a 10% deposit to start the work.  We will bill you in increments as the work progresses.

Are you fully insured?

Preman Roofing carries lines of full insurance in the areas of :  General Liability, Workman's Comp and Vehicle Insurance.  We value safety for you and your family as well as our crew.  Our Safety Manager, Gary Preman continually trains and monitors our crew to ensure top safety conditions for you, your family and our roofing installers.

Are you a member of the BBB?

Preman Roofing has been an accredited member of the San Diego BBB since March 2002. This means we support the BBB's services to the public and we continually meet our BBB accreditation standards. Based on BBB files, we have a  BBB Rating of A+.

Are your roofers your own employees or subcontracted?

All of our roofers are employees.  Our Field supervisor Andy has been with us since 2000.

Do I need to be home while the workmen are at my house?

No.  Once we initiate the contract, and after you complete the customer preparation list, you do not have to be here unless you want to when we are working on your roof.

Is there any supervision?

Every job is supervised from start to finish. We have one main field supervisor and each job has a foreman.  We care about the consistent quality of all our work and this extra attention to your job enables us to provide you with expert service from start to finish.

How many layers of roofing can be on my house?

No more than three. If you have three and need roof work done, it is time to do a tear off and a roof replacement.   Contact our specialists today and we will be glad to assist you in understanding the needs of your homes roof.

If I buy all the materials, can you install?

It is not in your best interest to do that.   Some product materials have been known to have defects in them.  Our team stays on top of industry information in order to eliminate use of materials like this. If you were to inadvertently purchase these on your own for use on your home, it could cost you much more than you ever expected. When a home owner wants to supply their own material, it is also easy to not have the right amount needed and Preman Roofing is unable to provide a manufacturers warranty on these self purchased products.

 Preman Roofing specialists have years of experience in knowing how to determine which products are best for your type of home, they understand how to estimate the amount of materials needed and by having our professional team provide the materials, we are able to offer a manufacturers materials warranty in addition to our workmanship warranty.  This helps us complete your job on time, on budget and with the expert level of workmanship you deserve.

Do you put in solar tubes/skylights?
