Commercial New Construction Roof Installation

Las Ventanas Affordable Housing Complex in Escondido. A completed aerial photo. Project had many different roofing materials installed to keep costs down without jeopardizing the aesthetic appeal or warranties for the project. An Eagle standard weight concrete tile was installed on the street side views, composition shingles were installed on the inverted shed roofs, and hot tar and gravel installed on the flat areas due to the number of penetrations and foot traffic for the installation of a Photo Voltaic System.

The only access to the project were the two main visible roads. Project required careful planning and coordinated timing with other trades to ensure a job well done in an efficient and orderly manner. Preman Roofing, Inc. was recognized as one of the most outstanding contractors on site with no injuries, completion of work on time, and on budget.
Commercial Roof Replacements

We surround the designated work areas with security gates that are locked and secured each night. All materials, tools and equipment are secured in the enclosure until the completion of the project.

An on-site trailer, space permitting, is securely positioned and is dumped regularly to eliminate any trash/debris build up.

Asphalt plys are mopped into place using hot tar at over 500 degrees F. Only highly trained and skilled personnel come in contact with these materials.

Painting the duct work with the 100% acrylic white Elastomeric coating makes the efficiency of the HVAC unit increase nearly 90%. Coping metals and all vents are coated with the 100% Acrylic White Coating which eliminates the harmful elementsfrom deteriorating thru.

The 100% Acrylic White Elastomeric Coating has a reflectivity of 84% and once installed, completely stops the Aging process of the existing roof membrane.

Coping metals and all vents are coated with the 100% Acrylic White Coating which eliminates the harmful elements from deteriorating thru.

Once completed you have a seamless water based, tough, flexible system with no ponding water exclusions, highly reflective surfacing, that is economical and with a Manufactures warranty.

You may never need to re-roof again. The system can be upgraded, giving the roof an indefinite life span.

Most systems can be expensed in the year completed classified as Maintenance and Repair.No need to tear off your old roof, exposing the interior of you building to damage from weather and debris. No hot asphalt, no fumes, no dump fees and less labor than other types of roofing. Most of your dollar pays for the roof membrane, not expensive labor.

HVAC units were sitting on 4”x 4” ledges that were causing the roof to sag and resulted in numerous occupant complaints regarding vibration and noise. Preman Roofing built platforms that were sloped with the roof structure, installed a 1” insulation board on top of the platform, and tied into the existing roofing membrane with a torch down application.

This hotel was a dilapidated mess with interior damage that was so severe the entire building needed to be completely restored. The existing gravel roof caused the roof to sag in numerous places resulting in huge pools of water that increased the weight by thousands of pounds which prematurely deteriorated the roofing membrane resulting in water infiltration and hundreds of thousands of dollars in repairs.

The entire existing extremely heavy gravel roof was completely removed, all plywood sheeting replaced 100% along with numerous rafters. Over 15 new copper drains were installed to aid in water drainage with multiple crickets built to divert water to drain basins. A Title 24 Compliant Class A Fire Rated GAF 60mil TPO Single Ply roofing system was installed.

The height of this building required strict conformance to OSHA regulations for workman safety. All materials were lifted and lowered using aerial equipment. Steel supports were secured to the parapet walls with steel cables and a flag system to prevent workers from falling.

This was a very high profile job that was visible from the I8 Freeway and always under criticism because of the high visibility. Preman Roofing not only completed the job on time, on budget without any injuries but, was also awarded the job over other competitors based on our reputation within the industry and our multi crew Commercial Division that allowed us to start promptly and keep the pace to meet project deadline requirements.
